Known for its vibrant nightlife and food scene, Geylang is a mature residential estate in District 14 that has been seeing new condo launches in recent years. Zyana, a freehold boutique condominium, is due to obtain TOP in 2025.

Promising city living with privacy, this exclusive new development only has 34 units. Could it be your ideal fengshui home or a worthy investment? Let’s take an in-depth residential fengshui review on Zyanya to find out. Read on!

Zyanya: Landform Fengshui

Located on Lorong 25 Geylang, the freehold condo, Zyanya, sits on the Eastern Dragon and is part of the fengshui formation called “Water Centipede”. With a “spilt personality”, this water centipede consists of two sections.

The top half (from Kallang River to Lorong 37) is characterised by the Water element, which favours businesses. The lower half (from Lorong 37 to Geylang Serai) is dominated by the Earth, hence is good for residences and proper businesses. The water centipede is a nocturnal creature, which explains the prevalence of nightspots in Geylang.

External fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.

Located in the vibrant neighbourhood of Geylang, Zyanya promises easy accessibility and is conveniently located to various amenities. Although the units overlook a road where one can expects certain noise pollution (噪音), Lorong 25 being a minor road would not be as bustling or noisy as the main roads.

Nevertheless, Geylang is known for its extreme traffic congestion and noises. Hence, homeowners can consider installing added sound insulation to minimise disturbances to daily life such as insomnia.

Being nestled amongst shophouses and private residences, it seems Zyanya would be the taller building within the estate (at time of writing). While this promises fewer fengshui conflicts for its residents on the higher level, potential buyers should take note of upcoming developments in the area.

New developments pose threats of conflicting forces such as Sharp Edge Sha (尖角煞). This typically occurs when the door or window of your unit faces the corner of a nearby building. Such negative energies can result in increased anxiety and inability to concentrate, which may affect career and academic development. If in doubt, it is best to consult a professional fengshui practitioner.

Some people may also have concerns about staying near places of worship. From a fengshui perspective, places of worship are where devotees gather and pray, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings. It is believed that facing the cross of a church directly is unfavourable for long-term dwellers.

Nevertheless, while Zyanya faces the Coronation Baptist Church directly, one should note that this church does not feature a cross at the front of its building. Also, concluding the qi condition based on the place of worship alone is not an inclusive move.

To evaluate the auspiciousness of an area, you need to consider factors like the house facing, distance from the church/temple, luck cycle of the residents etc. Moreover, with so many people staying together within the blocks, the yang energy gathered is strong enough to ward off the yin energy from the place of worship. If in doubt, you may want to consult a fengshui master.
